Introduction

Rowan Cottage is a self-catering cottage for two persons. It forms part of the farm courtyard, which is made up of traditional stone buildings. It is a working farm, with modern farm buildings out of sight behind the traditional ones.

The location is quiet with no access to public transport.

Rowan Cottage is open all year and runs Saturday-to-Saturday. Short breaks are also available.

The nearest town is four miles away, where public transport, by bus and train and a variety of shops and services can be accessed.

There is oil-fired central heating throughout the building and a coal fire in the living area. The property has brown wood effect PVC double glazed windows and patio doors. The entrance door is wood with a double glazed glass window.

Everything is provided except for food; fuel, bedding, towels, toiletries, cleaning materials even paper handkerchiefs.


Arrival & Car Parking Facilities

  • There is a large, fairly even, slightly sloping concrete yard, 17m by 13, which provides parking for two cars.
  • Lights come on automatically to illuminate the yard.
  • The cottage entrance is reached from the yard.
  • The entrance is clearly signed from the car parking area.
  • There is a 7 cm high step over the doorframe, which leads onto stone flags and a rug.
  • The door is 1.9m high and 82cm wide, hinged on the left. The keyhole is 1m high. It is glass panelled to let in light at the top.
  • The entrance is 1.35m long and 1m wide.
  • The light switches, for outside and inside, are 1.3m from the ground, on the right hand side. There is one spotlight on the stairs and a light at the bottom of the stairs.
  • The entrance leads directly onto the stairs on your left and living area on your right. There is a wood and safety glass window straight ahead which views into the dining kitchen area.
  • There are nine steps on the stairs with a rise of 22cm and a tread of 25cm. There is a turn half way up the flight of stairs.
  • The handrail is on the left hand side.
  • The stairs, bedroom and bathroom are carpeted with dark beige 80% wool carpet, which is similar in colour to the stonewalls.
  • There is an electric smoke alarm at the bottom of the stairs.

The Bedroom

  • The stair well leads to a double bedroom measuring 2.8m by 3.45m, with a small amount of this space taken up by the top of the staircase.
  • The shaped ceiling height is 2.25m tapering to 1.82m.
  • There is a fitted wardrobe, positioned over the stairwell, which does not take up any of the bedroom floor space. Cupboard width is 1.2m, depth 85cm and height is 1.6m tapering to 1.05m. The height of the two cupboard doors is 1.55m, with handles positioned at 1.05m. They open into the bedroom area.
  • Some of the walls are painted in a light colour and the skirting boards are a darker contrast. Other walls are stone. The furniture is a pale wood wash.
  • There is good natural light with two external dormer windows, a skylight on the stairs and an internal window, set into part of an A frame, which lets light in from the high ceiling of the living area.
  • The windowsill measures 31cm by 2.8m.
  • There is a central electric light, two wall lights either side of the bed (height from floor to pull cord 1.45) and two bedside lamps.
  • There is an electric smoke alarm on the ceiling.
  • There is a clock radio and a portable CD, tape, radio player, with remote control.
  • The light switches for stairs, bathroom & bedroom are at 1.13m above the floor.
  • There are two double sockets either side of the bed and a double socket to the right of the wardrobe. The sockets are just above skirting board height.
  • There are two sets of drawers one with a height of 70cm, width 82cm and depth of 45cm. The other has a height of 68cm, width of 43cm and depth of 32cm.
  • The wooden bed measures 2m by 1.55m and the mattress height is 50cm. This can be split into two 78cm single beds. There is a small shelf either side adjoining the headboard measuring 20cm by 29cm.
  • Quality polyester cotton bedding and two sets of towels are provided. The pillows and duvet are synthetic.
  • There is one chair.
  • There are two mirrors.

Bathroom

  • There is a small 5cm step into the bathroom.
  • The tapered door is 65cm wide and 1.9m high, it is hinged on the left and opens into the bathroom. The latch is 1.25cm from the floor.
  • The ceiling is V shaped and measures 2.25m at the highest point and 1.5m at the lowest.
  • There is a central light and a shaving socket with light attached - height 1.95m from the floor.
  • The bathroom suite comprises of toilet, with a seat height of 45cm, a sink, which is 78cm to the top of the basin and a bath width 70cm, length 1.7m and height 56cm.
  • The shower is over the bath and allows a head height of 2m at the highest point. The shower control is a simple lift up lever; hot to the left, cold to the right.
  • There is a fitted cupboard. The height is 1.95m tapering to 1.55m; the width is 72cm and depth 62cm. The cupboard door measures 56cm by 1.7m. There are two shelves inside the cupboard.
  • There are two small corner shelves, height 1.05m from the floor, and one wall mirror.
  • There is a Velux window, which measures 60cm by 95cm. The opening height is 2m from the floor.

The Living Area

  • The door into the living area is hinged on the left and measures 1.95m by 75cm.
  • The light switches for the living area and kitchen are just inside the door at a height of 1.3m.
  • The lighting in the living area comprises of two spotlights at beam level, a five-bulb chandelier, a table lamp and standard lamp.
  • There are two double sockets at skirting board height in the living area.
  • This is open plan measuring 5.2m by 3.2m.
  • The height of the living area, which is open to the roof, is approximately 5m.
  • The walls are stone and the floor stone slabs, with a fireside rug and kitchen rug.
  • There is an open fire with a stone hearth, which measures height 15cm, width 1.2m, depth 45cm, and the fireplace height is 1.5m.
  • There is a two-seat sofa and armchair. The seat is 50cm from the ground with a back height of 90cm.
  • There is a nest of small tables, the largest being 45cm by 30cm with a height of 40cm.
  • The TV, DVD, video and receiver are housed in a round table with a diameter of 82cm. The height of the table is 80cm. There is a universal control for entertainment equipment with one extra control for the DVD.
  • There is a second round occasional table, which has a diameter of 55cm and a height of 65cm
  • The patio is accessed from the living area through double patio doors. The doors open outwards and the doorway opening is 1.9m in height by 1.1m in width.
  • A further window on the yard side of the cottage measures - height 1.4m, width 76cm and sill depth 59cm.
  • The height of the beamed kitchen / dining area is lower, measuring 2.1m.
  • The wooden kitchen units are arranged in an L shape with wall and floor cupboards. Workbench height is 92cm with a depth of 60cm.
  • There is a vast range of cooking utensils, crockery and glassware.
  • There is an electric cooker, with extractor hood and microwave. The under work bench fridge has a small icebox. There is a full size under workbench dishwasher to the left of the sink.
  • The microwave is placed on a separate shelf 1.44m above floor level.
  • The sink is single bowl with a left hand draining board.
  • There are two sets of halogen lights, with 4 bulbs on each set, three down-lighters and one under bench light.
  • The cupboard under the stairs has a shaped door measuring 1.60m by 80cm and is hinged on the right.
  • The cupboard under the stairs houses the washing machine, clotheshorse and laundry equipment.
  • There is a small table with wooden legs on each corner, which measures 78cm in height, 90cm in length and 60cm in depth. It has a small drawer on the front, where tablemats are kept. The underneath leg space measures 64cm from the floor. There are two wooden chairs.

The Patio and Garden

  • The step down into the garden is 15cm. The shaped stone slab patio measures approximately 2.30m by 3m.
  • There are two rockeries and the rest of the area is pebbled.
  • The garden is semi- circular with a length of 7.5m and a width of 5.5m at the widest part.
  • There is a stone barbeque, which has a cooking height of 85cm.
  • A stonewall encloses the garden. This has a height of 1.15m. There is also a step up of 20cm to a gate that leads into a small wooded area beyond the garden.
  • There is a metal set of garden furniture for two and sun loungers are provided.

Fuel Store

  • Fuel for the open fire is provided in a farm building close to the cottage.
  • It has a stable door with bolts for access. The door is usually fastened open throughout the day.
  • Recycling bins are located here too.
  • There is space for outdoor clothing, footwear and bicycles.
  • There is a small step up into the building of 10cm and the floor is on two different levels once inside.
  • Bins are located at the far side of the yard approximately 17m away from the cottage.

Future Plans

To resurface the yard area comprising of a paved area near the buildings with the rest of the area concrete or tarmac.
